While looking much like many other industrial buildings this one is a model for environmental design. 

The company's business is to wash the inside of tanker trailers and tanker railway cars which requires enormous amounts of hot water. In this building the majority of the water is captured from the rain and stored in two underground cisterns. The energy to heat the water comes from excess heat from a neighbouring bitumen plant and the used water is filtered and recycled again and again. This means only minimal discharge into the municipal sewer system.

Located on 10 ha (25 acres) of reclaimed land at the east end of Hamilton Harbour, this 3,200 m2 (34,500 sq.ft.) pre-engineered building was design-build with G.S. Wark Ltd. of Hamilton as contractor.
